We take the equivalent of four weeks’ rent for rental bond for each tenancy. After processing these funds through our trust account, we lodge the bond with the Queensland Residential Tenancies Authority (RTA), a Government body that retains the funds until the tenancy is finalised. Prior to approving the RTA’s bond disbursement, we perform a comprehensive inspection of your property to ensure you have suffered no damage or loss in the duration of the tenancy.

Routine Inspections

The Hudson managers conduct routine inspections quarterly. Following each inspection, you will be contacted regarding any issues of concern. All inspection reports are kept on file and can be provide to you at your request. However, it is not the intention to inundate owners with paperwork.

Entry and Exit Reports

Before and after each tenancy, there are comprehensive entry and exit conditions inspections undertaken. These inspections detail the exact state of the property at the commencement and finalisation of every tenancy.

Owners monthly statement will be emailed containing a full accounting of rental income and expenses. Owners will be provided with copies of all invoices paid on their behalf from rental funds.

Statements will be sent to owners on the first working day after the end of the month. End-of-Financial-Year Statements will be sent with the June monthly statement. The EOFY statement will provide totals of all income and expenses relating to your investment property. It is in a format to provide to your accountant.

Property Management Agreement

Property Management Group will need to enter into a POA Form 6 Property Management Agreement and Schedule to enable us to manage your property under current legislation. We will issue the management documentation for you to review, sign and return to us. We cannot act on your behalf without the Form 6 Agreement.

Landlord Insurance

All Landlords should hold the following insurance coverage:

  • Landlord Protection for Damages and Loss of Rent
  • Content Insurance for: fixtures & fittings, appliances, carpet, blinds, curtains, etc.
  • Legal Liability

We are able to assist you with a landlord’s insurance policy that covers damages, loss of rent, contents for $30,000 and legal liability for $20,000,000. The premium is currently $245 per annum.

Onsite Manager Benefits 

  • Onsite Managers work and reside at the complex and are on call 24 hours a day, 7 days a week. Onsite Managers often have a financial interest in the building.
  • As Onsite Managers are always around the property behaviour of tenants is monitored constantly and problems addressed immediately.
  • Onsite Mangers have a depth of experience and understanding of the property providing prospective tenants first-hand knowledge and sell all the benefits of the property. Renting every property is a priority and ALL inspections are conducted by the manager.
  • Onsite managers are conscious tenants match the environment created to ensure owners and tenants have private and peaceful enjoyment of their property. Tenants will be their neighbours so they always seek the highest quality tenants.
  • Onsite managers monitor rental payments daily with immediate follow up on arrears possible as they are living and working in the building. We contact tenants 3 times before a Breach Notice is issued.
  • Onsite Managers offer tenants increased security and peace of mind as they can monitor unusual behaviour in or around the building.
  • Onsite Mangers can observe people coming and going from all units reducing the risk of tenants sub-letting and overcrowding – devalues owners’ investments. Control over noisy or disruptive tenants 24 hours a day, 7 days a week. Immediate action is taken to address all issues.
  • Onsite Managers can provide and accompany all Contractors to properties when doing R&M – only 24 entry hours’ notice required.

External Real Estate Agents Difficulties

  • Not located on site. Available only during ‘normal’ business hours. Yours is usually just one of hundreds of units managed by one employed Letting Agent.
  • Behaviour of tenants cannot be monitored easily and is usually addressed only if someone reports an issue to the Agent – this can be difficult to do.
  • External Agents rarely have ‘first hand’ knowledge of the property, its workings, occupancy mix, security, etc. and therefore unable to ‘sell’ the benefits of the property. Often there is no urgency to rent the property as they do not have a vested interest.
  • Often of no concern to Agent who has no daily or immediate contact with tenants. Agents sometimes appear to be fee-driven yet ‘all business is not necessarily good business’.
  • Not all agents can offer such immediate response as they are operating remotely which impacts on their capacity to follow up on rental arrears. Often far too much time has elapsed and makes negotiating arrears with tenants more difficult.
  • No ability to observe security related issues nor respond to such concerns by tenants in a timely and efficient manner.
  • Cannot be aware of such movements and activities as they are not in a position to do so.
  • Only if advised during working hours. Mobile numbers of Property Managers are rarely provided limiting after hour accessibility to manager.
  • Often more notice is require and a narrow timeframe required as managing agent attending from remote office location or simply give Contractors keys to enter the property unaccompanied.
